Mortgage Calculator
Work out a mortgage's monthly instalment, total interest and the year-by-year amortisation plan, with every month as a spreadsheet.
What it does
Mortgage Calculator does the job on the page as you type or drop files: no account, no form to submit, and the result is yours to download or copy.
When you need it
The ordinary admin of life — a mortgage to understand, a holiday to split, a bibliography due on Friday, receipts to hand in, a CV to update — where the alternative is a spreadsheet or a site that asks for your email first.
Limits and caveats
It is a working tool, not professional advice: figures and rules are explained on the page, and anything that depends on your own situation is yours to check. With a profile in My KIVO your work can be kept on this device as a draft; otherwise nothing is kept. Everything happens in your browser, so the file never leaves your device.
How to mortgage calculator
- Drop or choose your file file.
- KIVO processes it instantly — no waiting for uploads.
- Download the result. That's it.
Frequently asked questions
- Which rate do I enter?
- The TAN, the nominal annual rate the bank quotes. The TAEG includes charges and insurance, so it is for comparing offers, not for working out the instalment.
- Does it work for variable-rate mortgages?
- It shows the instalment at today's rate. A variable rate changes with Euribor, so run it again with a higher rate to see what a rise would cost.
- Why does the debt fall so slowly at first?
- With a fixed instalment the interest is worked out on what is still owed, which is most at the start. The table shows how the balance shifts towards capital over the years.
- Do my files get uploaded?
- No. This tool runs entirely in your browser, so the file never leaves your device.
